What office cleanouts covers
Office cleanouts are almost always driven by a date on a lease. The space has to be back in the landlord's hands in a defined condition by a defined day, and everything in it — furniture the company bought a decade ago, cubicle systems nobody wants, twelve years of paper files — has to be gone before then.
The work is more involved than it looks. Cubicle systems are modular assemblies that have to be dismantled panel by panel. Filing cabinets are far heavier full than empty. Conference tables often came in before the walls were finished and will not go out whole. And most of it has to move through a freight elevator on a schedule the building controls.
Two things need handling before a crew touches anything: data and lease obligations. Hard drives, servers and confidential records need a documented destruction process, not a junk truck. And the lease usually specifies exactly what condition the space must be returned in — sometimes 'broom-clean', sometimes a full restoration to base building.

How to prepare
- Deal with data first. Hard drives, servers, copiers with storage and confidential files need a documented destruction or wipe process before the removal — this is not something a removal crew should be improvising.
- Read the surrender clause in your lease. 'Broom-clean' and 'restore to base building' are very different obligations and change the scope entirely.
- Reserve the freight elevator and confirm permitted working hours with building management as early as possible.
- Empty filing cabinets and desk pedestals — full cabinets are dangerous to move and are usually over the safe carry weight.
- Identify anything the company is keeping and move it to a marked area or a different floor before the day.

Can you take cubicles apart?
Yes. Cubicle and systems furniture teardown is standard office cleanout work. Tell us the manufacturer and roughly how many workstations at quote stage, since panel systems vary a lot in how quickly they come apart.
What happens to computers and hard drives?
Electronics are routed to e-waste recycling. Data destruction is a separate matter and should be handled by your IT team or a certified destruction vendor before the removal. Do not rely on a removal crew as a data security control.
Can you work overnight so we stay open?
In most markets, yes. Overnight and weekend office work is common, particularly in buildings that restrict freight elevator use during business hours. It affects the quote, so raise it early.
Can office furniture be donated instead of dumped?
Where a local partner will take it. Schools, non-profits and community organizations do accept serviceable desks, chairs and storage — but receiving capacity is limited and standards apply. Flag it at quote stage and it will be routed that way where possible.
Do you handle the whole floor, or just the furniture?
Whatever the agreed scope covers. That can be furniture only, everything down to broom-clean, or a wider scope including fixtures and fit-out. Define it against your lease obligation so there is no gap on handover day.
