How to prepare
- Confirm who has authority to approve disposal — seller, executor, asset manager or bank — before scheduling. This is the most common source of problems on real estate cleanouts.
- Walk the property and mark anything that must not be removed, including items conveying with the sale.
- Book against the photography date, not the listing date. Photographs usually happen days earlier.
- Check the purchase contract for what conveys and what does not, particularly appliances and window coverings.
- Send photographs of every room including the garage, basement and attic with the quote request.

Can you clear a property before the listing photos?
Yes, and it is the most common reason agents book. Give the photography date at booking and the job is scheduled against it. Book as early as you can — listing timelines compress quickly.
Do you need someone on site?
Not necessarily. Agents routinely arrange access by lockbox or key. What is required is a scope agreed in writing beforehand, so there is no question about what was authorized for removal.
Can you clear a property still full of the owner's belongings?
Yes, provided authority to dispose of them is clear. On an inherited or distressed property that means confirming who holds legal authority. Crews set aside anything that appears personal or valuable rather than making that judgment.
Do you stage properties?
No. Junk Koala removes items; staging is a separate service that brings furniture in. Cleanout is the step that comes before staging.
